Position Summary:

OBJECTIVE
To accept total responsibility for the effective management of all phases of a project (or projects) from initial establishment to handover and project closure.  The role requires coordinating thought and leadership skills to encourage maximum contributions of all participants in the project and focus these to maximise outcomes for all stakeholders.
 
This position also requires a desire for success in sales, an ability to generate new prospects, and the aptitude to handle complex conversations.
 
ESSENTIAL FUNCTIONS

  • Overall responsibility to deliver a successful project.
  • Take a lead role in establishing and maintaining Health Safety and Environmental systems.
  • Manage the commercial success of the project for both client and Jones Lang LaSalle.
  • Determine the needs, requirements and constraints of the client.
  • Represent the client’s best interests from inception to completion of the project.
  • Maintaining a positive client relationship.
  • Assemble and lead multiple project teams to achieve the best possible performance from all members.
  • Manage the pre-design, design, construction and completion stages of the project.
  • Overall responsibility for project program.
  • Overall quality of final product.
  • Represent and promote the company throughout the project.
  • Accurate and timely project reporting.
  • Take responsibility for resources engaged in the projects and liaise with senior management to ensure projects are appropriately resourced.
              
KEY RESULT AREAS
A SUCCESSFUL PROJECT
  • Ensure Safety and Environmental Plans are in place for each project and being complied with.
  • Maximize project profitability for Jones Lang LaSalle.
  • Ability to manage the contractual risks involved in completing complex projects.
  • Implement Jones Lang LaSalle 5 phase delivery process and the activities set down within the 5 phases.
  • Assemble and effectively lead consultants, contractors and suppliers to achieve the best possible performance from all members of the project team.
  • Ensure appropriate tender processes are implemented and contracts are in place with clients, consultants, contractors and suppliers.
  • Within each project, establish an effective organization structure for reporting, communication and working procedures.
  • Establish a detailed overall project program that sets clear milestones and objectives to ensure successful project delivery.
  • Establish project budget in accordance with client requirements and manage and forecast expenditure to achieve completion within budget.
  • Manage professional consultants necessary for the design and documentation of the project.
  • Carry out value engineering and critically review the design and documentation to minimize risk and maximize outcomes.
  • Carry out contract administration of all vendors professionally and in accordance with legal requirements.
  • Produce detailed monthly reports for projects covering, safety, environment, program, resources, budgets, risk and profitability
  • Manage the preparation of reports and chair meetings.
  • Chair weekly project meetings.
  • Review and negotiate project requirements.
  • Manage the construction phase of the project and ensure Jones Lang LaSalle is providing appropriate supervision commensurate with our role.
  • Implement an appropriate quality control system.
  • Identify, mitigate and report on project risks to ensure the delivery of projects on time and under budget.
  • Utilize Jones Lang LaSalle technology including One View Projects.
 
BUSINESS OUTCOMES
  • Where possible introduce opportunities to other business lines within Jones Lang LaSalle.
  • Manage project revenue and payment cycles to avoid bad debt.
  • Lead or assist in the preparation of EOI’s and Tender proposals to clients in order to win work.
  • Able to prepare and justify fee forecasts for new work.
  • Able to assess the commercial risks and opportunities in a tender.
  • Develop relationships with clients and prospective clients to win new work.
  • Assist the Senior Team in setting and implementing Strategy Plans.

  • Responsible for the development of new business, in partnership with the Caribbean Region PDS lead, tenant representation brokerage team and other JLL business lines.
  • Responsible for the sourcing, pitching, and securing of new business and projects within the Caribbean market.

  • Demonstrates confidence in presenting to various audiences.

  • Confidently manage project delivery from inception to closure.
  • Proficiency in the use of Microsoft Office Suite, and Microsoft Project and experience in managing cost reporting systems.
  • Understand the legal environment for each project in respect of planning, commercial aspects and delivery constraints.
  • Able to carry out commercial negotiations with contractors, suppliers, consultants and authorities.
  • Understand our obligations for complying with AS 4801, AS 14001 and Environmental Health and Safety legislation generally.
  • Ability to assess clients basic needs and project constraints.
  • Ability to assist in the commercial assessment of new projects.
  • Ability to assist in the preparation of project proposals and the delivery of presentations that may be required as part of securing new work.
  • Ability to develop and cultivate business relationships with existing and prospective clients
 
EDUCATION AND EXPERIENCE
  • Seven (7) year experience or a combination of formal education and experience in excess of eleven (11) years, 5 of which must be related to Design, Construction, Project Management and Sales.
  • Experience working with tenants, landlords, developers and institutional owners.
