Accounting Associate

Position Summary:

OVERVIEW        
We are currently seeking an Accounting Associate to join our Corporate Solutions team in Des Moines, Iowa.  Our Corporate Solutions group creates transformative outsourcing partnerships that help our clients improve the cost, efficiency, and performance of their real estate portfolio.
 
Our Accounting Associate will support the Finance Director and Finance Manager in all areas of the accounting and financial functions for the client account.  
 
ESSENTIAL FUNCTIONS

  • Perform month-end and year-end close activities.
  • Prepare monthly financial packages for Client Accounting Services and submit timely to Finance Manager for review.
  • Prepare and present the periodic funding requests for client approval.
  • Record cash receipts and receivables as appropriate.
  • Prepare interfaces to the client’s system and proper reconciliations.
  • Assist in the timely creation of expense and capital budgets and forecasts including coordinating budget development and communication of process to client and management team.
  • Assist in the completion of all monthly client deliverables, including but not limited to, monthly client reporting and variance analysis, accruals, journal entries, work-papers and ad-hoc reporting in an accurate and timely manner.
  • Update procedural documentation associated with assigned accounting processes.
  • Identify/Recommend process improvements and assist in the implementation of those process improvements/changes approved by Finance Director.
  • Maintain working knowledge of, and ensure compliance with, Master Services Agreement (MSA) and any relevant amendments or appendices.
  • Ensure compliance with GAAP, JLL Internal Audit and Client Accounting Services SSAE16 internal review standards.
  • Perform/Complete special projects and functions as required by Finance Manager or Finance Director
 
EDUCATION AND EXPERIENCE
  • Bachelor’s degree in Accounting (preferred) or Finance required.
  • 0 – 3 years of experience
  • Experience in real estate or lease accounting, a plus.
 
CERTIFICATIONS AND LICENSES
  • CPA, a plus.
 
KNOWLEDGE, SKILLS, AND ABILITIES
  • Strong accounting skills and attention to detail required.
  • Excellent computer skills including proficiency in Excel, Word, Outlook and PowerPoint.
  • Proficiency in computer-based accounting applications required; experience with real estate accounting software a plus (JDE, MRI, Skyline, and/or Timberline); JDEdwards E1 knowledge a plus.
  • Strong analytical, organizational, and coordination skills required.
  • Strong communication skills (oral and written) required.
  • Customer service orientation and strong presentation skills to internal and external parties required.
  • Demonstrates consistency in values, principles and work ethic.
  • Ability to work independently and within a team to build relationships and interact effectively with business partners.
  • Ability to multi-task, work successfully under pressure, and effectively prioritize and manage time and workload to meet client needs.
  • Willingness to take on new challenges, responsibilities, and assignments.
  • Understanding of and commitment to client services.
