Regional Director of Construction

Purpose
 
Direct and support the planning, budgeting, design, building and project management of remodels, new store and non-retail construction for the company.  Assist in the planning and delivery of the annual capital budget in accordance with annual planning commitments for the company. Coordinate design, planning, and execution of capital projects with other business functions and region as needed.  Lead construction and design teams by establishing expectations and providing appropriate talent identification and development, work direction, performance management, and coaching.
 

 

Job Responsibilities and Accountabilities
 
  • Coordinates, directs and supports the overall activities of the construction and design teams in the assigned areas of responsibility while ensuring that the quality, cost, and schedule requirements for the completion of work in accordance with the terms of all contract documents are met. 
  • Central point of contact, internally and externally, for construction activities and issues related to regional capital expenditures. Acts as central point of interface for division executives, functional area leads, and project stakeholders relative to architectural design, project management, and construction issues associated with new, remodel and non-retail projects.
  • Provides ongoing coordination and communication to project stakeholders to ensure effective execution of plans.  Serves as the point of contact for project stakeholders relative to the capital activity in areas of responsibility.
  • Provides ongoing coordination of all construction and project management activities in support of store development activity including providing regular status reports to senior management.
  • Provides direction to divisional construction managers and corporate design managers on new stores, remodels and other capital expenditure projects as required.
  • Provides input and assists in regular business reporting, including tracking of deliverables and key metrics as required.
  • Assists in continuous process improvement efforts.  Serves as a catalyst and collection point for best practices in areas of responsibility. 
  • Responsible for overseeing the preparation of new store, remodel and major capital project budgets.  Provides coaching, training and leadership to design and construction managers relative to appropriate budgeting methodology. 
  • Ensures that construction team members monitor, report and manage projects to be within approved budget amounts and time lines.
  • Responsible for the development, training, mentoring and the performance evaluations of team members ensuring that the appropriate successor training and performance feedback is provided.
  • Technical advisor to all project stakeholders as required. Ensures means and methods are in compliance with company’s criteria and design parameters.
  • Creates, monitors, and takes accountability for administrative budgets within areas of responsibility.
  • Identifies various ways through both project scope and design and procurement of equipment and services to reduce overall costs for capital projects in areas of responsibility.
  • Train Project Managers to provide feedback, including cost and benefit tradeoffs of various project scope options in order to maximize sales growth and return in light of budget constraints of individual projects.
 
 
 
Job Requirements
 
 
Relevant Experience, Education, Certification, Knowledge, Skills and Abilities
  • Bachelor’s degree in architecture, engineering, construction management or related field required.
  • Masters of Business Administration or other advance degree preferred
  • Professional license in Architecture, Engineering, or other acceptable related field preferred.
  • 7-10 years of previous experience as a Project Manager, Construction Manager or other related areas of Real Estate development required.
  • Prior people management experience including strong competencies in talent identification and development, coaching, mentoring, and strong self awareness and emotional intelligence required.
  • Prior experience with extensive knowledge of retail store development, operations, equipment and construction required.
  • Must possess high level negotiation and communication skills, both written and verbal. Must have the ability to represent the Company’s best interests with the highest degree of integrity to Licensees, wholesale independent customers, outside professionals and vendors.
  • Ability to effectively interact and communicate with company, banner, divisional, wholesale, and licensee executives, and a wide variety of people both inside and outside of the company in a professional manner.
  • Must possess leadership, organizational, and supervisory skills, as well as have the ability to work with and through others to ensure that the desired results from the implementation of projects (people/process/technology/financial) are achieved.
  • Analytical skills and knowledge necessary to identify opportunities and make recommendations for improvements based on a solid understanding of the business and competitive landscape, and market trends.
  • Strong understanding of the company’s financial and project reporting systems. Ability to work within company financial applications and manage work within company systems and controls.
  • Understanding of compliance and managing risk within the Companies framework of standards.
 
 
Physical Environment
  • Travel up to 50% may be required
  • Most work is performed in a temperature-controlled office environment.
  • Incumbent may sit for long periods of time at desk or computer terminal
  • Incumbent may use calculators, keyboards, telephone, and other office equipment in the course of normal workday
  • Incumbent will be required to regularly visit and inspect new and remodel construction job sites
  • Stooping, bending, twisting, and reaching may be required in completion of job duties
