Provide daily leadership and administration of the engineering team with the objectives of safely
Effectively operating all machinery and systems and quickly and professionally responding to the needs of the client and the Property Manager
Oversee the efficient operations and maintenance of all building systems
Monitor operation of electrical and mechanical equipment supporting the facility and facility’s critical operations
Apprise the client of any and all conditions affecting building services and occupant comfort
Check malfunctioning equipment and ascertain corrective action required
Schedule equipment to be taken off line so that preventative maintenance can be performed
Demonstrate the proper use and care of tools and instruments, giving hands on instruction in basic maintenance, safety and troubleshooting procedures
Participate in facilities remodeling, new construction, and other planning activities by Corporate Real Estate or other departments
Coordinate construction, including contractor management and review
Perform preventive maintenance tasks when required
Direct the performance of contracted maintenance work as needed including
Plan and manage the budget allowing for appropriate control and utilization of client’s resources
Recommend and estimate facility repairs and improvements for inclusion in the annual budget
Develop a complete personal knowledge of all building machinery, equipment, and systems
Fully implement all standard operating systems and practices
EDUCATION AND EXPERIENCE
High school diploma
Minimum 10 years of experience in Facility/Plant Engineering and maintenance supervision
Minimum 2 years of experience in mechanical trades or equivalent HVAC, electrical engineering training
Experience with uninterruptible power systems, emergency power systems, energy management systems, HVAC, fluid handling/pumping, fluid filtering, mechanical systems, and electrical systems engineering and operation
Demonstrated expertise in central plant operations, including chillers, cooling towers, pumps, air handlers, water treatment and related ancillary equipment.
KNOWLEDGE, SKILLS, AND ABILITIES
Blue print reading
Pneumatic controls, DDC controls, Fire Life Safety, Suppression, & Ansul Systems
Understanding of the engineering design and operational aspects of the Base Building and Critical Support Systems and Components
Ability to analyze the operation of the various systems, determine the cause of any problem / malfunctions and corrective action
Thorough knowledge of building automation systems
Ability to immediately recognize system shortcomings and respond to operational and emergency situations
Thorough knowledge of electrical distribution systems
Thorough knowledge and understanding of standby emergency systems including diesel generators, paralleling switchgear, UPS systems, surge suppression equipment, EPO systems and power distribution units
Ability to assist in the development of both expense and capital budgets.
Familiarity with critical infrastructure change management processes
Excellent communication skills (both written and oral) to ensure that all communications with the General Manager, vendors, team members, and the client are of the highest quality and reflect positively on Jones Lang LaSalle
Computer proficiency in MS Office, E-Mail etc.
