Maintenance Mechanic

Position Summary:

OVERVIEW
The Maintenance Mechanic provides electrical and mechanical support for the assigned buildings. This role has wide ranging responsibilities, including low/medium voltage power, HVAC system and controls, mechanical system troubleshooting, preventive maintenance, emergency response, general maintenance, carpentry, plumbing system, and vendor management. Primary responsibilities will include electrical/mechanical support for power systems, lighting systems and controls, and other facility subsystems and support tools.  Perform various "Housekeeping" activities. (i.e. keeping work areas clean, cleaning of equipment etc.  Assist in developing, writing, and completing various quality systems and safety documentation such as Engineering Services Compliance Program (ESCP), Standard Operating Procedures (SOP), Work Orders (WO), Hazard Risk Assessments (HRA), Job Hazard Assessments (JHA), etc.  Assist in the evaluation of the current maintenance procedures and recommend changes to optimize the maintenance program.  Provide basic support of start-up of new equipment to ensure it meets all mechanical design specifications.  Support other functions as assigned.  Effective oral and written communication skills are essential.
 
HOURS

  • This position participates in an On-Call rotation for after-hours facility support/emergencies, including weekends and holidays, as well as the need to work outside of established shift hours upon short notice. 
 
ESSENTIAL FUNCTIONS
  • Completes special tasks that include but are not limited to; painting, locksmith work, tenant services requests, and general maintenance as assigned
  • Maintain lighting system bulbs and ballasts
  • Assist the operations team in the maintenance and repair of building and equipment
  • General interior maintenance – hang pictures, install keyboard trays, repair office furniture systems
  • Minor plumbing repairs
  • Moves office furniture, machinery, equipment and other materials as requested
  • Perform assigned facility inspections and due diligence efforts, reporting on as found conditions impacting satisfactory client occupancy and operations
  • Maintain compliance to State, County, or City Ordinances, Codes, or Laws
  • Complies with all policies for the safe storage, usage and disposal of hazardous materials
  • Participate in ongoing technical, safety, and operational process training programs
  • Maintains a clean and safe work environment
  • Documents work performance and materials procurement as directed
  • Other assigned operational tasks as may be typically expected of the maintenance role
  • Personal characteristics - Team player, hard worker, good interpersonal skills, ability to communicate well in both oral and written reports and have excellent customer service skills
  • Identify safety hazards within the building and incorporate the remediation of such hazards to ensure that the building’s staff and occupants work in a safe environment
  • Responsible for overseeing the activities of contractors working within the building
  • Responsible for site safety, including the issuance, inventory and compliance control of Personal Protective Equipment, consistent with OSHA regulations and Jones Lang LaSalle Team Safety Policies
  • Clean HVAC coils, change filters, and belts
  • Identify energy savings opportunities at facilities including system and operational changes that can decrease the property’s energy consumption
 
EDUCATION AN DEXPERIENCE
  • High school diploma or GED equivalent
  • Completion of an applicable technical training program, desirable
  • Minimum 1 year of applicable working experience or training in general commercial building repair and maintenance, basic plumbing, and basic electrical
 
CERTIFICATIONS AND LICENSES
  • Candidate must possess and maintain a valid state driver’s license. 
 
KNOWLEDGE, SKILLS, AND ABILITIES
  • Position requires excellent communication skills in English, both oral and written
  • Ability to comply with both JLL and client-directed Policies & Procedures
  • Successful candidate must be a self-motivated individual who can work independently or in a team environment
  • Update work order status in real time
  • Utilize CMMS systems such as 360 Facility for all work performed
  • Ability to effectively use computers and computer programs (including use of Microsoft Office Suite), skill in use of the internet to navigate to and use web based applications, and ability to use handheld electronic devices (PDA, Blackberry, cell phone, etc.)
  • Ability to effectively manage diverse relationships with team members, contractors, building occupants and clients
  • Self-starter with strong customer service & interpersonal skills and a positive attitude.
 
WORK CONDITIONS/REQUIREMENTS
  • Must have ability to lift a minimum of 80 lbs., use ladders up to 30 ft., and possess mechanical and electrical aptitude
  • Position requires frequent climbing, bending, kneeling, lifting, and driving
  • Candidate will be provided with tools required to perform assigned work scope
  • Must pass background, drug/alcohol, and MVR screening process
  • Excellent customer service and follow-up skills
  • Working in adverse conditions (i.e., extreme cold, extreme hot)
