Job Summary: Serves as working leader of three or more Maintenance Workers, NA-5's and NA-7's performing various tasks involving the preventive maintenance, alteration and repair of Exchange and/or Navy Lodge buildings and equipment. Duties and Responsibilities: Establishes and executes a preventive maintenance program on plumbing, electrical, refrigeration/air conditioning, water coolers and other related mechanical equipment and appliances. Cleans and changes filters, condensors, paints, spackels, wallpapers; lubricates parts and makes minor adjustments to belt tensions, tightens loose bolts and screws; performs minor furniture repair and general carpentry as applicable. - Repairs doors, windows, locks, furniture; replaces screens; builds and repairs cabinets, walls and partitions. - Prepares surfaces for painting by sanding and wire brushing as required; paints interior and exterior areas including walls, baseboards, shelves, counters, etc. - Repairs defective electrical wiring, control equipment and fixtures; installs circuit breakers and new wiring; replaces, splices, solders and/or insulates items being repaired using a variety of hand tools. - Demonstrates proper work methods and procedures; answers employee questions. Keeps supervisor informed of any delays or unusual problems. - Ensures that all tools, parts and equipment are available; requisitions and/or obtains parts and equipment as necessary. - Assures that safety and fire rules and regulations are followed and that equipment and tools are properly cleaned and maintained. - Carries out EEO policies and communicates support of these policies to subordinates. - Works under the general supervision of a designated Supervisor. Performs normal day-to-day assignments independently, referring unusual or complex repairs or installations to supervisor for resolution. Work is reviewed in terms of efficiency and effectiveness of operations. - Performs other related duties as assigned. PHYSICAL EFFORT: Is required to stand, stoop, bend, kneel in tiring and uncomfortable positions. Frequently lifts and carries materials and equipment weighing up to 50 pounds. WORKING CONDITIONS: Works inside and outside; is exposed to dust, dirt, and soiling of hands and clothing. Is also exposed to cuts and bruises GENERAL EXPERIENCE: One year of experience that provided the applicant with knowledge of general maintenance practices involving the upkeep of buildings, grounds, fixtures, equipment, etc. SUBSTITUTION OF EDUCATION FOR EXPERIENCE: One year of high school education may be substituted for 3 months of general experience up to a High School Diploma or GED for one year of general experience. SPECIALIZED EXPERIENCE: Three years of general maintenance work in involving variety of trade practices associated with such occupations as air conditioning and refrigeration, electrical work, plumbing, carpentry, masonry, and painting, etc. PHYSICAL REQUIREMENTS: Standing, stooping, bending, kneeling, climbing and work in tiring and uncomfortable positions. Frequently lifts and carries material weighing up to 50 pounds.
