Maintenance Technician
Qualifications and Responsibilities:
POSITION SUMMARY:
To be able to perform various tasks related to building operations. Responsibilities include replacing lights and ballasts, replacing ceiling tiles, hanging pictures, assist in minor moves of office furniture and event set-up, perform building tour and complete required checklists, respond to various tenant/owner request and report conditions to Lead or Supervisor, replace batteries in devices where used, unclog toilets, perform general cleaning, perform a variety of crafts, such as troubleshooting electrical, HVAC/R, and plumbing throughout assigned facility.
SUPERVISION RECEIVED AND EXERCISED:
Receives general supervision from assigned Maintenance Supervisor.
ESSENTIAL FUNCTIONS: (may include, but are not limited to the functions listed below)
1. Perform general duties as listed in responsibilities
2. Respond to tenant or owner inquiries in a courteous manner; provide detailed information within the area of assignment.
3. Perform other duties as assigned.
SUPPLEMENTAL FUNCTIONS:
1. Perform related duties and responsibilities as required.
MINIMUM EDUCATION AND EXPERIENCE REQUIREMENTS:
Related education and experience may be interchangeable on a year for year basis.
High school diploma or GED. Two (2) year general building operations.
ADDITIONAL REQUIREMENTS: (Licenses, Certifications, etc.):
Possession of a valid Ohio Driver's License.
PREFERRED KNOWLEDGE, SKILL AND ABILITY:
Knowledge of:
Operational services and activities of a general maintenance program
Occupational hazards and standard safety practices
Computer skills: Microsoft Office tools and internet. Ability to use a computer, or smart phone to assist with work orders, BCS, and other duties required by supervisor.
Skill and Ability to:
Interpret, explain and enforce department policies and procedures
Work independently in the absence of supervision
Understand and follow oral and written instructions
Ability to read blueprints, spreadsheets, voltage meters and tape measure
Communicate clearly and concisely, both orally and in writing
Establish and maintain effective working relationships with those contacted in the course of work
Maintain mental capacity which allows for effective interaction and communication with others
Maintain physical condition appropriate to the performance of assigned duties and responsibilities
Maintain effective audio-visual discrimination and perception to the degree necessary for the successful performance of assigned duties
WORKING CONDITIONS:
Environmental:
Field environment; exposure to noise, grease, fumes and gases. Office environment.
Physical:
Essential and marginal functions may require maintaining physical condition necessary for standing and walking for prolonged periods; moderate to heavy lifting and carrying; climbing ladders; and operation of motorized equipment and vehicles.
