Senior Project Manager, Commercial Real Estate

Position Summary:

We are currently seeking a Senior Project Manager to join our Portland Area Team, within our Project and Development Services (PDS) Division.  We are looking for individuals with experience in commercial construction project management, design, construction or Facilities Management.  Project types will typically include renovations of existing commercial office space, construction of new office tenant improvements and other related commercial building infrastructure projects. We are looking for a solid background in at least one of the following areas: Project Management, Architecture, Construction or Facilities/Property Management.  Experience with technical projects such as labs, life-science or bio-med facilities is a plus. Most project work will be within the Portland area, but some travel may be required. 
 
Responsibilities/Skills:
Manage and support the visioning, planning, design, construction and relocation process for clients. Technical skills and experience in design, construction or commercial facilities/property management are as important as an innate ability to manage a client and process.  Candidate should have at least five years in a related consulting or service discipline. The ideal candidate will have:
 

  • An understanding that project management is much more than construction oversight
  • A broad view of the challenges of relocating a corporate headquarters from one location to another
  • A strategic mind that also deals with day-to-day details intuitively in a proactive, not reactive way
  • A good acumen for finance and accounting
  • A passion for educating clients on the project process
  • The ability to focus a diverse project team toward working as common advocates, not adversaries
  • Strong diplomatic skills when dealing with varying opinions of project team members
  • Ability to write clear and concise communications
  • Presentation skills to either convince a client to engage your services or convince senior management to approve a project
  • Ability to communicate and interface with the entire client organization from C Level to Mail Room staff in the same respective manner
  • Willingness to appear on call 24/7 so that each of your clients believes they are the only one
  • An entrepreneurial spirit that equates compensation to performance and a desire to earn at the top 10% of your chosen field
 
Major Responsibilities:
  • Support real estate transaction managers with developing high level programming, schedules, budgets and site tours
  • Architect/Interior Designer/Procurement Agent
  • Bidding General Contractor Services
    • Oversight of FF&E & 3rd party Procurement Process
    • Ability to Read & Understand Construction Drawings & Specifications
    • Assist Client with Contract Negotiations
    • Analyze & Negotiate Change Orders
    • Technically Savvy: Proficient in  Excel, Adobe Acrobat, Microsoft Project, Word
    • 5-8 years of experience.
    • Business Acumen – respected for professional and savvy business sense
    • Ability to interact with multiple stakeholders and pro-actively anticipate their needs
    • Planning and Organizing – establish course of action to accomplish goals, evaluates results, develops schedules, and can orchestrate multiple activities at once by effectively utilizing resources
    • Client Focus – dedicated to meeting the expectations and requirements of external and internal clients, acts with client in mind, establishes and maintains effective relationships, and gains their trust and respect
    • Dealing with Ambiguity – can effectively cope with change, can shift gears comfortably, can decide and act without having the total picture, can comfortably handle risk and uncertainty

Job Requirements:
  • Experience overseeing work of architects, engineers, and contractors, on behalf of client
  • Minimum 5 years of experience as project manager responsible for entire design and construction process
  • College degree in architecture, engineering, construction management, or similar degree
  • Excellent computer skills, including Microsoft Word, Excel, and Project programs
  • Ability to understand construction drawings and specifications
  • Thorough understanding of the facility planning, design, construction and relocation process
  • Excellent problem solving, analytical thinking, communication, and interpersonal skills
